Questions
Frequently asked questions
What types of finance do you arrange?
Bridging, development, structured finance such as stretched senior and mezzanine, and term mortgages including limited company buy-to-let and commercial mortgages.
How fast can a loan complete?
Bridging loans can complete in days once terms are agreed. Development finance and term mortgages take longer, because lenders appraise the scheme, valuation and borrower in more depth before committing.
Do you lend the money yourselves?
No, we're a broker. We introduce you to a lender suited to your deal and earn a commission on completion. We don't lend directly and we never hold client funds.
Who do you work with?
Limited companies, SPVs, partnerships and individual investors borrowing for business or investment purposes, on commercial and investment property. Loans to individuals need to be over £25,000 and wholly or mainly for business purposes, and the property can’t be one the borrower or their family lives in.
Can you help if I'm borrowing personally, or against my own home?
No. We can't help with residential mortgages, personal borrowing, or any loan secured on a property that you or a family member lives in, or will live in.
What do you need from me to start?
Just the basics to begin with: the loan amount, purpose and timeline, who is borrowing (a company, partnership or individual), and the property involved. For development, a summary of the scheme and build costs helps. We'll ask for fuller details once we're sourcing terms for you.
Is there a cost to enquire?
No. Getting in touch and finding out what's available costs nothing. We're paid by the lender on completion, not by you for enquiring.
